Divorce

For many couples, the marital residence is the largest asset obtained during the marriage. Whether you or your spouse wishes to retain the marital residence after the divorce, it is important that an accurate value is obtained for purposes of property division. There are typically two options regarding the home. The property can be sold and the proceeds divided or if either party wants to remain in the home, they can pay a settlement to the spouse.

Professional measurement service

As a real estate agent or a homeowner, it is often difficult to agree on what to use when publishing the square footage of a residential home that may have been modified in the past.  As homes mature, it is common for garages to be partially or fully converted to living space and for additions to be constructed.  The public records may have a large discrepancy in true living area.  When determining a listing price for a home, living area is often among the most prominent items that is considered.  Getting it right on the front end is a smart option.  If in doubt, it will be of great assurance to have the home professionally measured to be confident the size you are using will stand when the home is marketed and likely appraised for a new lender.  We are routinely providing this service.  Give us a call for a quote to set your mind at ease and make the right pricing decisions.

Estate Appraisal

Cash sale valuation

It is always good to know you are getting what you pay for, especially when paying CASH.  No appraisal is required in this scenario, however, it may save you 10X or more of the cost of a private appraisal if the pending contract is actually more than the current market data will support.  An appraisal can provide just the leverage needed to negotiate the best market price.  It can also assure you are not over-paying for an otherwise unchecked contract.

PMI Removal

PMI, the acronym for private mortgage insurance, allows individuals to purchase their home with less than a 20% down payment. If you are paying PMI, the question you need to ask yourself is “Is it time to stop paying monthly PMI into an escrow account and instead start putting that money into your pocket?”
